B. Market Demand
The JMB only fund housing projects where there is a good
market for the units.
Market:
There must be to the Bank satisfactory evidence that a market
exists for the lots and/or houses, which are to be developed.
The target market must be specified. A market survey
acceptable to the Bank and/or pre-purchase contracts, and an
affordability analysis of the target market must be submitted
indicating that the units have a high probability of being sold
before the completion of construction.
Construction contracts and documentation must be available
for review. The construction loan requested must be specified
with adequate loan securities and a payback proposal.
The JMB will require information on the capability of the
developer, land ownership status and the parameters of the site.
C. Community Facility & Plans
The JMB will support projects that have been comprehensively
planned with social amenities and operational plans to sustain
and support family life. The items listed below must either be
in the development, within close proximity or easily accessible.
Required:
- A recreation plan - parks, play field, games area.
- Shop, school, church and commercial buildings - accessibility
and location must be specified.
- Communities center - for meetings, events.
- A site plan of the scheme - general presentation layout for
the community.
- Landscaping plan - to guide order special development.
- Transportation plan - to address public access to and from
the scheme location.
- Solid waste disposal plan - to be planned with local
authorities
